Often it is about the price but just as often it could be about something else like commute times or scenic value. <br />It would be interesting to see how this could be done using the sliders and something like an overlay of homes actually on the market with additional criteria. This pretty much exists from certain home search providers but not in such a good looking format.</p>

Surely the area could use the $10MM of tax savings the hospital will receive as well as the jobs the hospital brings.  I&#8217;ve long felt that, while OSU probably saved this hospital from becoming run down when they took it over, they haven&#8217;t done enough (or I haven&#8217;t heard about them doing enough) -aside from some free health screenings at the YMCA &#8211; for the neighborhood.  Most visibly, they took the greenspace on Long Street, paved it, and never went back to do any kind of a streetscape benefiting the neighborhood.   Hear Me OSU Hospital East &#8211; do something about that streetscape!</b>

<p>Ohio State University will reinvest $10 million in tax incentives from an expansion of its  campus medical center to improve health care and housing on the East Side, officials said  yesterday.</p>
<p>Mayor Michael B. Coleman and OSU President E. Gordon Gee made the announcement at University  Hospital East, the center of an area that will be the focus of a decade-long effort to reclaim  vacant houses, offer help to homebuyers and address problems with residents&#8217; health and health  care.</p>
<p>&#8220;It will change and transform this neighborhood for the better for generations to come,&#8221; said  Coleman, who said he thinks the plan will help residents and not chase them away through  gentrification.</p>
<p>OSU officials said they don&#8217;t know yet how the effort will be implemented. It will begin with a  study of the neighborhood and input from residents.</p>
<p>The investment will include programs to buy and fix up homes and provide down-payment assistance  to buyers. It also will include a $1 million initiative, run through neighborhood churches, to  improve people&#8217;s diets and encourage them to exercise.</p>
<p>Ohio State announced plans last fall to build a new 17-story tower as part of a $1 billion  expansion of the OSU Medical Center on its main campus. Officials say it will create 6,000  permanent jobs and 5,000 during construction.</p>
<p>The project is targeted for completion in 2014.</p>
<p>Columbus is offering Ohio State an incentive equal to 30 percent of city income taxes generated  by the new jobs. City Council members must approve the agreement, which would be capped at $35  million over a 15-year span.</p>
<p>Columbus still would net about $77 million in new income taxes, Coleman estimated.</p>
<p>OSU, in return, would spend $10 million of its incentive money on the East Side effort.</p>
<p>Dr. Steven Gabbe, chief executive of the OSU Medical Center, said University Hospital East has  renovated its patient floors in the past decade, rebuilt its emergency room and offered free health  screenings on the East Side.</p>
<p>&#8220;That&#8217;s just the start in the years to come,&#8221; he said. &#8220;It&#8217;s a great example of neighbors  helping neighbors.&#8221;</p>
<p>State Rep. W. Carlton Weddington, whose father delivered 3,000 babies during 40 years as a  doctor on the East Side, said the focus on both health and housing is needed.</p>
<p>Problems ranging from high diabetes rates to a large number of vacant homes affect the quality  of life for residents, said Weddington, a Democrat from Columbus.</p>
<p>&#8220;We&#8217;re in the epicenter, right here,&#8221; he said. &#8220;This says to the people who live in this  neighborhood: The city cares; the Ohio State University cares.&#8221;</p>

			<content:encoded><![CDATA[<p>If you&#8217;re in the market to buy a new home this year, you may have heard mention of the new Good Faith Estimate that has been in use since the beginning of the year. There has been much written nationally regarding the new form. Much of the drama has revolved around whether or not it is actually helpful to consumers and much of the griping has come from lenders and title companies who&#8217;ve had to adjust their routines a little.</p>
<p>I think anything that clarifies what to expect going forward for the home buying consumer is a positive step for the industry. You know, complete disclosure and total transparency and all. So far this year, there&#8217;s been a little hand-wringing by both Delicious Real Estate Buyer&#8217;s lenders and title companies but no hold ups, real confusion or problems around closing time&#8211;having to do with this anyway.</p>
<p>So please note that there is a new form, it&#8217;s for your benefit, and you can find it <a id="aptureLink_HWc8SlRY2O" href="http://deliciousrealestate.com/files/2010/02/goodfaithestimate.pdf">right here</a>. For all the discussion, it&#8217;s really pretty self-explantory. If you don&#8217;t think so, the two humorless NAR guys in the suits in this video will do their best to explain it to you. Remember, always compare apples to apples when judging one lender&#8217;s program with another lender&#8217;s program.</p>

<p>The “shadow inventory” of bank-repossessed properties, as well as distressed mortgages facing foreclosure, will take nearly three years to clear at the current sales rate, according to a report from the credit rating agency <strong>Standard &amp; Poor’s</strong> (S&amp;P). The analysts add that during this period many servicers will likely shift their emphasis from mortgage modification to loan liquidation.</p>
<p>The “shadow inventory” of homes includes all delinquent loans and real-estate owned (REO) property that has not reached the market. REO property are foreclosed homes taken back by the bank for liquidation. As for the total amount of homes in the shadow inventory, <strong>Amherst Securities</strong> <a href="http://www.housingwire.com/2009/12/17/first-american-sees-17m-in-shadow-inventory/" target="_blank">places the total at 7m</a>. <strong>The Royal Bank of Scotland</strong><a href="http://www.housingwire.com/2009/10/19/27m-distressed-properties-in-market-pipeline-rbs/" target="_blank"> found 2.7m</a>, and <strong>First American CoreLogic</strong> <a href="http://www.housingwire.com/2009/12/17/first-american-sees-17m-in-shadow-inventory/" target="_blank">counted 1.7m</a>.</p>
<p>S&amp;P estimates the inventory to equal a 33-month supply of homes. Analysts added the estimate is actually conservative, as they did not assume homes not showing signs of distress would default and push the overhang of supply even further.</p>
<p>Furthermore, court delays, political pressure and servicing backlogs constricted the flow of foreclosures hitting the market to a trickle. These delinquent borrowers who have not received a foreclosure fuel the “rapidly” growing shadow inventory of properties, according to the report.</p>
<p>“Overall, it is our opinion that recent positive housing reports should not be construed as a sign that the distress in the residential housing market is abating, but rather should be attributed to the temporarily limited supply of homes on the market,” according to the report.</p>
<p>Another credit rating agency, <strong>Moody’s</strong>, showed that the underwhelming performance of the Home Affordable Modification Program (HAMP), which the <strong>US Treasury Department</strong> launched in March 2009 to give incentives to servicers for the modification of loans on the verge of foreclosure, will <a href="http://www.housingwire.com/2010/02/15/hamp-failures-may-eventually-reverse-upticks-in-pricing/" target="_blank">drive down housing prices another 8%</a> from Q409 to the end of 2010.</p>
<p>According to the S&amp;P report, homes are falling into serious delinquency faster than REO transactions are closing. The total balance of seriously delinquent loans reached well over $400bn through November 2009, while the balance of REO properties reached its peak in September 2008 and declined to $50bn. On average, $14.5bn of seriously delinquent loans or REO property liquidates each month. According to the report, it will take 29 months to clear this supply of homes:</p>

<p>Different lenders offer different products, many of them also offer the same products and it is very important to compare apples to apples when shopping for a mortgage. I think the new <a id="aptureLink_AbkSAbdvp1" href="http://www.nls.gov/offices/hsg/ramh/res/gfestimate.pdf">Good Faith Estimate</a> helps to do just that. If you are only considering a 30 year mortgage and not researching different offerings and how they might best fit with your future plans, you may be doing yourself a disservice.</p>
<p>If you already have a home and are considering a big purchase&#8211;a car, boat, down payment on a vacation property, college, etc, you might want to know about this new offering from Third Federal who offers both equity <span style="text-decoration: underline">lines</span>, which can vary monthly based on principal balance, and equity <span style="text-decoration: underline">loans</span> which are fixed monthly payments over a particular period of time.</p>
<p>Starting tomorrow, February 17th, they have a new equity loan called &#8220;Prime Plus.&#8221; The rate will be prime plus .74% (currently that would be 3.99%) but it will be fixed for the first 3 years. After that it will work like a regular 3/1 ARM in that it will change yearly, and the rate cannot go up or down more than 2% per change or 6% over the life of the loan.  Minimum loan amount is $10,000 and you get to choose the term.</p>
<p>Example: you want to <a id="aptureLink_LtjTeL5Ggl" href="http://www.autoclub.com.au/uploaded_images/nissan-denki-cube-concept-2008-780676.jpg">buy a car</a> for $20,000. If you choose repayment over 10 years, the payment is $202.40 (for 1st 3 years) and if you choose repayment over 30 years (that is the maximum) your payment for the 1st 3 years is $95.37.</p>

<p>To find Love in Franklin County, head into the western part of Upper Arlington.</p>
<p>You will discover that Love is a two-way street, but also a dead end. That a few lucky people  live on Love.</p>
<p>That to the deep embarrassment of Craig Hungler&#8217;s children, their father sometimes calls their  house &#8220;The Love Shack.&#8221; Hungler, 48, has been married for 27 years.</p>
<p>&#8220;It doesn&#8217;t really work as a pickup line for the ladies, asking them to come back to &#8216;The Love  Shack,&#8217;&nbsp;&nbsp;&#8221; said Hungler&#8217;s 20-year-old son, Zack.</p>
<p>Franklin County doesn&#8217;t have many romantic-sounding street names. Not a Valentine Road or a  Cupid Avenue or a Be Mine Boulevard.</p>
<p>But in Upper Arlington, there is a Love Drive.</p>
<p>Don&#8217;t get any crazy ideas. None of the eight houses on Love is shaped like a heart or anything.  There are no obvious make-out spots.</p>
<p>Perhaps its most notable feature is that the street sign used to get stolen all the time. City  workers finally installed an extra high, reinforced version.</p>
<p>People have curious reactions when residents say where they live.</p>
<p>&#8220;It&#8217;s fun to say, but I wouldn&#8217;t say (the road) is particularly romantic,&#8221; said Pat Fulcher, 52,  who has lived on Love Drive for years.</p>
<p>But then, the name doesn&#8217;t mean what it seems to. It comes from the man who used to own a plant  nursery there, said Willemina van Egmond, 73, the longest-tenured Love Drive resident and a kind of  neighborhood historian.</p>
<p>Melvin T. Love is listed in Franklin County property records as the original owner of two of the  parcels on Love Drive, in 1952. The nursery&#8217;s onions still come up in van Egmond&#8217;s yard, she  said.</p>
<p>Restaurant magnate Cameron Mitchell spent the first few years of his life on Love Drive. A  spokeswoman confirmed that, but she said Mitchell doesn&#8217;t have memories of that time. No word on if  Love Drive subconsciously inspired him to create so many intimate eating spots.</p>
<p>It seems unlikely. Fulcher, Hungler, van Egmond &#8212; no one called their road romantic. But every  single one of them talked about what a nice place it was to raise a family.</p>
<p>Love Drive is, in fact, a dead end. Kids can play outside without their parents&#8217; worrying too  much. The people who drive up and down either live there or are visiting someone who does. Zack  Hungler, now a junior at the University of Akron, remembers calling out on a few rare occasions,  &#8220;Unidentified vehicle in the street!&#8221;</p>
<p>The Fulchers have a tire swing out front and signs supporting their daughter Kristyn, 18, a  swimmer at Upper Arlington High School. Craig Hungler, a Dublin police officer and the owner of  &#8220;The Love Shack,&#8221; talks about how much he loves his wife. Van Egmond said her children grew up  playing outside, and now her grandchildren do the same when they come over.</p>
<p>The Hunglers have put their house up for sale. Zack said that made him a little sad, and he  worried that his parents will move to a street with a weird-sounding name.</p>
<p>Kathy Hungler, 53, has a different take.</p>
<p>&#8220;The neighborhood is going to do another transition,&#8221; she said, the same way it did when she  moved to Love Drive. &#8220;A younger family can come in. More love.&#8221;</p>
