I had to check three times to make sure, but every time I found ONE condo that sold last month in downtown Columbus. Yeah, the market is a little slow.
The honor belongs to a 1700 sf 21st floor Miranova Corner Condo with three walls of glass, nice finishes and fantastic views. The 2 bed, 2 bath unit sold for $429,000, after about 6 months on the market, though it sold for $469,000 18 months ago.
Note to all would-be downtown Columbus Condo Buyers —– Try to stay put for awhile.
You may recall that in January, 7 of the remaining CityView at 3rd two bedrooms sold and three additional downtown condo units did as well.
Those ten homes averaged about $220/sf, not too far from the kind of numbers that have been selling downtown.
As of today, there are 174 units on the MLS listed as active listing with an average list price of $367,200 or $236/sf.
Things have been picking up lately though and there are also 25 downtown Columbus Condos in contract and of those, the 19 condos in Firm Contract average about $270/sf, though they won’t retain that average after they’ve closed. Many of these won’t close for a while yet though because they’re not yet ready for occupancy.

We have recently moved to Miranova/Columbus from Boston. Everything in Columbus looks like a bargain. But Miranova probably is the best buy from everything else offered in the capital of Ohio. I trully beleieve that very soon downtown Columbus will catch up with general trend and places like Miranova will be in high demand. Currently 50% of the world lives in cities. This figure is going to be 75% within 10 years. Obviously at some point Columbus will see the same trend. Already now such cities as Boston, Chicago and NY have a very strong urban market, demanding at least $400-500/sf for a very average apartment. Properties of Miranova standard are hard to get and prices are at least $1,000 sf.in Boston. Condo fee at Miranova is high to Columbus standard but amazingly reasonable comapare to similar properties on the East Coast. Think about these expenses: Miranova offers four computer controlled elevators, outstanding function rooms, library room,offices, state of the art health club with saunas and steam rooms, complimentary drinks and fruits, heated outdoor pool, beautifuly landscaped lawn, 24 hrs consierge service that exceeds quality of the Ritz hotel, numerous staff that takes care about the building: cleaning, painting fixing, etc; what else included? insurance, cooking gas, etc. Yes our condo fees are $1,000 per month. It is seems a lot and higher than other new condos are asking. The truth is that it would be very difficult to offer similar services at the same price.
In addition to the services miranova offers outstanding views and quality of living.
What downtown Columbus needs and eventualy will have, I hope, is a trully downtown bit of life, stores, cafes,small food markets, beautiful crowd.
