"You scored a lot of points with us when you answered my specific questions straight up without any BS. I think other Realtors would have told us what they thought we wanted to hear." - Brad Rosser
"As a first-time homebuyer, I was nervous about the entire process. Step by step, Joe made it easy and fun. His expertise in the Columbus real estate market is a tremendous asset. He is highly recommended!" - Nicolette Horan
"I wanted to say thank you again, so much, for all your hard work. I know that you really put a lot of time into this transaction and I really, really appreciate it. I'm so happy I got the house and it all worked out and I just wanted to say thanks again, you did a great job and i really appreciate it. I will put that on the survey when they send it to me.
If there is ever anything I can do for you, please don't hesitate to give me a call. I will refer every single person I know to you. I'm going to go get my dog and we're going to sit on the floor of our new house and have a glass of champaign.
Thanks a lot Joe" -- Michael Mamp
A market update for November reveals that 6 (Six) condos sold downtown last month.
The Average SalePrice / SqFt was $196.95.
They averaged $1,012 sq ft each
were on the market for 392 days (though that is highly skewed by the lofts at 106 technically on the market for 1218 days)— Otherwise, 227 days on market was the average.
sold for $199,314 or 96% of list price.
Again in November, the downtown Columbus Condo market was spread out from Terraces, to City View at 3rd to the Buggyworks. The Buggyworks loft was a resale, once featured in Columbus Monthly, on the market for 6 months and sold for 92% of its original list price at $246,000 for the 774 sq ft one bedroom.
One of those condos was an office-condo on Mound Street, a 900 sq ft bay and one of several contiguous models ready to finish as you like. They’re zoned residential, retail or live-work, making them a very unique item. This unit sold for $164,000 after being listed just under $200,000 for 250 days. I’m not sure about the product itself, but I do believe the days of live-work spaces are just beginning in and around Downtown Columbus.
There are 191 active condo listings in Downtown Columbus, Ohio. Those average 1556 sq ft and $380,076.
Look for the Downtown Columbus Condo market wrap-up for the 2006 year coming soon.

One Response to “Downtown Columbus Condos for sale/sold – November”
I like to comment on what I have been reading and viewing on websites in regards to the homes that are on sale in the Downtown Columbus area. I am very impressed on the location(s) and the amenities being offered.
I guess in each city/state, depending on income and the metro area, the costs of these condos/lofts/townhouses can be expensive. Probably cannot be compared, but if New Yorkers, in particular, Manhattan (aka New York City), Brooklyn, parts of Queens (Astoria), Bronx and Staten Island were offered this at prices below $500,000, New Yorkers would jump to these deals in a heartbeat! Prices under $200,000 – wow!!
I just want to emphasize on what these homes offer is terrific (terraces, views, parking garages – not a space marked on the ground, over 500 sq. ft. of space, two bedrooms+, etc.). Again, I know it may be costly to certain income brackets, but what developers are bringing to Columbus (metro area) is great housing opportunity(ies). I hope in some way possible, residents in these area can take full advantage of what is being offered. It just seems attainable to purchase – compared to the average New Yorker trying to purchase a home which seems nearly impossible and average New Yorkers definitely do not make the income to purchase any type of dwelling costing way over $500,000 and the quality of construction is so-so.
