Short North Real Estate Update – October Homes for Sale and Sold

October Short North Sales Condos, Condos, and more Condos. So much so, I’ll break it down like this:
801 Hamlet was the most unique and uniquely finished home to sell in October. Between First and Warren, this 1776 sq ft, 3 bed, 2.5 bath rehab sold for $333,000 in Six Days.
A 1440 sq ft fixer upper (yeah, they’re still around sometimes) in the almost 500 block of West First sold for $154,900, a Dennison Place Short Sale north of 5th Ave went for $238,000 and two Harrison West 2 bedroom properties averaged $159.73 sq ft. Both had 2 car garages (!) and one full bath and they averaged 1228 sq ft.
14 Short North condos sold in the greater Short North area including Italian Village, Harrision West, Victorian Village, and Dennison Place.
- An 1163 sq ft 2 bed, 1.5 bath Dakota condo, originally priced in the MLS at $319,999 sold for $249,900 last month after very nearly 2 years of marketing. Is Columbus not ready for concrete counters and bamboo floors
- FIVE Harrison Park condos sold last month, all 3 Bedrooms, for an average of $434,264 each. These were all 2 stories with about 2550 sq feet or so. Why do you think Harrison Park seems to be selling while others are stalling
- An almost 1700 sq ft Victorian Gate 3 bedroom condo sold for $287,000 after only 2 months or so.
- A couple of those Urban Restoration New Build condos on East 2nd in Italian Village sold last month. Each buyer had different finishes in mind as one sold for $267,241 and the other for $295,987.
- Last month, a 1600 sq ft 5th ave and Hunter condo sold for $250,000. Another Urban Restorations project, on East 4th, went for $248,900.
- A 2200ish sq ft double on Forsythe cum condos sold both sides in less than two weeks last month – both at $169,900. One of those cute () 1 bed Courtyards at Harrison West condos sold for $169,900 also.
All in all, these condos all mashed together averaged a little more than $293,000 and $170.47 sq ft. which, when you see it all spread out like this, doesn’t mean as much does it
