A new Downtown Columbus neighborhood to sprout

6.5 Downtown Acres - 250 Condos - $70 Million
The City of Columbus has not only approved of the project, they’
ve lent Edwards Cos. a $2 million loan from the city’s housing investment fund to develop 250 condominiums downtown. The Columbus Downtown Housing Investment Fund’s low-interest, three-year loan will finance homes planned for a 6.5-acre site at East Long and East Gay streets.
They plan to sell one-bedroom garden condos in the $120,000 range, and three-bedroom condos in the $450,000s. They also plan to build the units over 4-6 years with the first homes scheduled to be open next fall.
Interestingly, Jeff Edwards said that he is resisting the urge to name the project anything at all to avoid the notion of any kind of sameness, architecturally or otherwise.
There has been some talk as to whether or not the project is dense enough for the location. Some have said that anything inside the inner-belt, condos in downtown Columbus proper, should have a much denser population. I disagree with that (though firmly believe in population density for our inner city neighborhoods) in this instance because I am so enamored with the project.
Just take a look at the rendering. It looks like a city. I mean a real, honest to goodness city. With homes downtown and everything. The original article in the Nov 17 Business First Edition said Edwards wants to evoke Chicago’s Lincoln Park neighborhood and I so totally get it. Maybe even families, Yes, I said families, will want to move downtwown if they have something that looks, feels and functions like a neighborhood. Not unlike Jeffery Place, by the way.
I have said here before that the Gay Street corridor is the best poised location for actual downtown living and that the rest of the downtown streets need to catch up. This is a great location and with the proximity to 116 residential units at Carlyles Watch and Connextions Lofts, our little downtown could be growing up right before our eyes. This is also great news for Columbus State, CCAD, The entire Discovery District, Bronzeville and Olde Towne East. Now can we talk about caps over the I-71 Broad and Long Street Bridges
